Help

Value a home in three steps

  1. Open Predict, pick the neighbourhood or town and the type of home, and enter its size and bedrooms. Or paste a listing and press Read listing.
  2. Read the price as a range: 80% of similar homes sell inside the darker band, 90% inside the lighter one.
  3. Add an asking price to see if it is fair, then save the home, compare it or download a PDF report.

Where prices come from

Training data: 26 neighbourhoods have recorded sales, and the model learned prices from them. Market research: other neighbourhoods and towns (Parklands, Thika, Nakuru, Diani...) have no sales in the training data, so their price level comes from published research (Cytonn, HassConsult, property guides). Those results are clearly marked, carry wider ranges and lower confidence.
